What is an energy performance certificate or epc?
An energy performance certificate is produced by a domestic energy assessor or Dea.


- A DEA is a domestic energy assessor, a person trained by a
regulated body, to produce energy performance certificates and is regularly audited to ensure accuracy and reliability. must
adhere to srtrict standards ,codes of conduct and procedures.
- All
DEAs must be (CRB) criminal records bureau checked and verified and carry full liability insurance.
- Accredited by industry leading companies such as NHER and
SAVA.
- Only accredited DEAs
are qualified to produce an energy performance certificate, and give advice.
- They must be part of a register.
- Have
a complaints procedure.
- The role of an assessor is to collect data
from your building which includes taking measurements to calculate area and heat loss perimeters. Photographs
are taken to record heating systems,fuel used ,window types, roof spaces where accessible are measured for loft insulation. Foors
and walls are also recorded and all types of insulation that are present in the building to give an accurate energy rating
based on S. A .P. ratings.
- This data is uploaded into software
and an energy performance certificate is then generated with recommendations for improving energy efficiency and reducing
CO2 emissions.
- It is not compulsory to carry out the recommendations
in the report however, by acting on them there could be considerable savings on heating bills and at the same
time you would be helping to reduce co2 emissions which contribute to global warming.

certificate available to you free of charge. However, you don’t need an energy performance certificate when you
are thinking of just renting a room with shared facilities rather than renting the whole property.
