I f you are a Landlord and you take deposits, then by law
you will need to have protected them by securing them in one of the three government controlled organisations.
If not you could face a three month rent penalty (ouch ! ) and have difficulty enforcing your tenancy agreement!
Most tenancy deposit disputes end with the tenant being awarded the full deposit to be returned to them , even
when damage has been caused by the tenant. photos are not really taken into account ,
even when date
stamped (thanks to photo-shop)!
So the only answer is to have a water tight written report signed by all
the tenants and a meticulously
documented Video Inventory.
Do
you want a high detailed inventory designed to give you piece of mind?
Do you
want the inventory report compiled quickly and efficiently?
Do you want good value for money?
We
will supply you with a highly detailed written inventory, including a schedule of condition, all backed up with extensive
Video evidence for added piece of mind.
Our clerks use the latest property inventory software enabling them to quickly
and easily document every little detail they see. And because this enables them to compile the finished reports, including
the photographs, electronically at the property the report can even be verified and signed onsite, saving you huge amounts
of time and unnecessary paperwork.
Property Check in / Check out ReportCheck in
We will
attend the property, meet the tenant on the commencement date to hand over keys, take utility readings and agree the inventory.
Our clerks use their laptop, PDA or iPad to compile the check-in report with the tenant onsite, agree it with them and
email the completed document to you, the landlord or agent, within minutes of leaving the property.
Check out
At
the termination of the tenancy we will attend the property with the original inventory and prepare a comparison report with
recommendations. This includes checking keys are returned and taking utilities readings. The compiled report, which advises
of any legitimate damages and accountability, will then be emailed to you, by our inventory clerk, immediately. Because of
the technology at their disposal our inventory clerks do not rely on a back office admin team. This means you are able to
contact them directly, via email or phone, at any time. We give our clerks complete accountability for any property they attend
as we believe they are best placed to answer any questions in relation to the condition of the property, because they are
the ones on site.
Interim inspections
we can provide interim inspections during the period of the tenancy to
report on the tenant's general compliance with the terms of the tenancy contract with particular regard to cleanliness,
neglect, defects, repairs required as well as health and safety issues that may have occurred. All inspections will include
conclusions and recommendations .

All inventory clerks have relevant training and are Criminal Records
Bureau Checked. Carry full insurance, acreditation, work with due dilligence and will respect your property.
